How commissions work, in plain English

Never sold a home before? Here's the whole money side of it, without the industry shorthand.

What a commission actually is

It's the fee the real estate agents earn when your home sells — a percentage of your final sale price. It comes out of your proceeds at closing, so you pay nothing up front, and nothing at all if the home never sells.

How it used to work

For years, sellers paid about 5% to 6% of the sale price in total: about 3% to their own agent, and about 3% to the agent who brought the buyer. On a $750,000 home, that's around $40,000 of your own money.

What changes here

Agents compete for your listing instead of handing you one fixed rate. Proposals start as low as 1.0%, and most accepted proposals land near 1.5% to 2%. What you offer a buyer's agent is a separate choice — your agent walks you through the options before you decide anything.

When money changes hands

Only at closing, out of the sale proceeds. Posting your home, reading proposals, and asking questions are free. You can decline every proposal and owe nothing.

A few terms you'll see

MLS / REIN MLS
The regional database agents use to publish homes for sale. Anything posted there feeds Zillow, Redfin, Trulia, and Realtor.com automatically.
Listing agreement
The written contract that hires your agent — you sign it only after you pick a proposal, and it spells out the fee and how long it lasts.
Buyer's agent fee
Money offered to the agent who brings the buyer. It's optional and it's your call; your agent will explain how it affects offers.
Closing / settlement
The day the sale is finalized, you hand over the keys, and all fees are paid out of the sale price.
Electronic lockbox
A coded key box on your door so approved agents can show your home without you handing out keys.
Closing costs
The taxes, title, and lender fees a buyer pays at settlement — the credit we offer helps cover these on your next purchase.
